* You are your own property manager,
* You mail the keys, parking pass, final letter, etc. to each renter,
* You schedule cleaning, expenses, repairs, deal with renter needs, complaints, problems, etc.
* I book your condo as much as I can online (no guarantees) using my free websites for a 10% referral fee for any booking I actually make you. Renter I book online pays me my 10% referral fee, not you, so free for you!
* You must tell me within 24 hours every time your condo books via email and or phone, so I can take it offline on my vacancy calendar and not double book it.
* I reserve the right to cancel your free website, if: I can not rent it within 12 months and make at least $400 in referral fees (what this free service is actually worth per year) or you forget to tell me any bookings more than 3 times, which result in me double booking your condo due to your fault more than three times. You pay for any fault of yours in a double booking case. So we must have good communication of your vacancy calendar via phone and email. Typically a 3% PayPal fee of total PayPal payment made by renter.

The main issue is communication (we talk within 24 hours of either of us booking condo by phone or email), so I can update your vacancy calendar and not double book your condo online. I am providing you a free service, worth at least $400 a year. My main purpose is to make at least $400 in my 10% referral fee per year paid by renters. I'm betting I can. You do and pay nothing other than communicate with me your rates, info and vacancy. I am just assisting you in renting your condo better and more, as I do mine. If I book your condo online, via they call me or pay directly online through my webpages or vacancy calendar, then I keep my 10% and send you the balance, either less the $400 deposit or if they pay for time in full. If they just pay the $400 deposit, then I have them contact you and vice versa and you handle everything from there. We have 11 oceanfront condos and 4 house rentals by owner. Our condos are: angled and direct oceanfront 1-2BR/1-2BA condos on top 4, 12th floors or on 20th, 8th, 7th, 9th, 14, and 11th floors, and for rent by owner (Stewart Hines and other homeowners) with spectacular oceanfront views for $100-500 off resort rates! Condo rental rates posted on each of our vacancy calendars below or call owner - Stewart Hines at 843-301-7203. rates include applicable discount, all taxes, clean linens and towels and professional cleaning before and after your stay). $400 deposit per week stay is due by check, money order or credit card within 1 week of making reservation or at booking typically, which goes toward your final balance. Final balance is due typically 2 months before your stay. Then we mail you everything (key to condo, parking pass, resort and condo rules, resort location map, etc.) in the final confirmation letter within 3 days after you pay your final balance. You do not need to check in or check out anywhere!

You must be a single family or couples, over 21, no pets and no smoking, 4-10 people max. (depending on condo). Pay online with credit card or by check.
